Our TEAM

Established in 1997, TEAM Management provides a full range of property management services for commercial and multi-family buildings. TEAM Management, since its inception, has specialized in managing properties designated for affordable housing either through Section 8 or Section 42.

Through our experienced staff, we provide our clients with
the best in property management services. We provide a full range of
services:

• Monthly financial statements along with both long and short term budgeting
• Full range of maintenance services – both skilled and unskilled, as well as after-hours services
• Resident leasing with rigorous written screening criteria to reduce the risk of illegal activity
• On going management promoting the financial and physical well being of the property
• Compliance monitoring for IRS Sec. 42 tax credits via YARDI software
• Compliance monitoring for Section 8 via HUD Manager

Our property managers and compliance monitors are trained in Section 42 through TheoPro Consulting and Compliance Resources seminars and Section 8 through occupancy specialist certification courses. In addition, our staff has attended the Landlord Training Program which focuses on problem solving techniques for low income housing managers.

Executive Staff

• Susan Kissinger, President, is the founder of TEAM Management. Ms. Kissinger has over 20 years experience in property management. Prior to Ms. Kissinger entering the real estate business, she was involved in law enforcement and crime prevention. Ms. Kissinger has an Associates Degree in Criminal Justice and is a Licensed Real Estate Broker in the State of Wisconsin.

• Anne Darnell, Controller, began her work in property management accounting with Community Development Corp., a non-profit organization, in 1997. Anne holds a Bachelor of Science from Marquette University – Milwaukee and has been a CPA since 1988. Anne received her COS in 2002 and currently oversees all Section 8 compliance at TEAM Management.

• Valarie Smith, Property Manager, has over 7 years of property management experience. Prior to joining TEAM Management, Valarie was a Litigation Assistant. This experience has been helpful to both Valarie and TEAM Management in problem solving. Valarie has excellent communication skills which are a necessary tool with the properties we manage.

• Cree Zimmer, Property Manager, is a recent addition to our TEAM. Cree's extensive experience and management knowledge are a valuable asset to the properties we manage. Her hard work, professionalism and consistency have made her a valuable member here at TEAM Management.

• Melody Culver, Property Manager, is another recent addition to our TEAM. Melody has over 10 years of property management experience and we are pleased to have her on our TEAM.  Melody is very organized and goal oriented, and her skills have allowed us to continue to grow.
